Selling Tips

Check on the Exterior. The first impression is important. Whether it is a landed property or an apartment, clear any debris at the outside areas and remove all unsightly items.

Check on the Interior. Within the house, repair or remove all cracked plaster, loose door knobs and try to give stained walls a paint touch-up
Check all bathrooms, especially the master bedroom's bathroom, all stained titles and leaky pipes. If repairs are needed, do so immediately..

Loud noises distract. Keep radios and televisions off during the viewing. Eliminate any possible distraction.

If the place is air-conditioned, turn on all air-condition and for those places that are a little dark or during raining days when viewing is being scheduled, on all lights to give an warm cozy environment.

Buyers usually ask many questions when being shown through the house. If you have a real estate agent, it's wiser to be not present at the time of viewing as most potential buyers would want to stay longer and want to have a feel at home when they purchased the property. Having the owner's presence may prevent them from having a touch of feeling in owning that property and thus faster decision making may not be possible.
