Check out what is the market value for the particular property you are interested in?

Find out information on your borrowing/refinancing/bridging loan capacities.

Work on your budget, location, size, tenure that suits your needs and wants and lifestyles.

Find out which properties and locations that could have fetch much better rentals and have better capital appreciation, and of course, meet your affordability so that you would not be stressed out in your investment.

Browse through advertisements in the newspapers and the internet on what are the kinds of properties available that could match your criteria.

Before you commit in paying your option money, find out the inventory list included.

Check out the property you are buying is being tenanted or not in case you want it for immediate occupation.

While viewing of the properties, observe the condition of the finishes and fittings of the house such as flooring, ceiling, cabinets, any leakages or seepages, especially in the bathrooms.

Choose a Right Real Estate Agent.

Find out whether is there any maintenance fee for the property and how much it will be.

There are 3-stages of the Buying process:-

  • Pre-contract stage – involve negotiation, sign option and pay 1% of the purchase price.
  • Contract stage – you exercise your option by paying the balance 9% of the deposit (which is 10% of purchase price), legal requisitions, caveat lodge, etc…..
  • Completion stage – pay the outstanding of purchase price, collect keys and change of ownership.


Always remember, it is wiser to do some homework before viewing (know what you want, how much upfront cash you need to pay for the property you are buying, etc…).
